Let‑Only (Introduction Service)
8% + VAT (9.6% total)
Includes marketing, professional photography where applicable, viewings, tenant referencing coordination, tenancy agreement preparation, and move‑in support.
Rent Collection Service
10% + VAT (12% total)
Includes everything in Let‑Only, plus monthly rent collection, arrears monitoring, and monthly statements.
Fully Managed Service
12% + VAT (14.4% total)
Includes everything in Rent Collection, plus full tenancy management, maintenance coordination, periodic inspections, and end‑of‑tenancy management.
Additional Landlord Fees
- Tenancy Agreement Fee: £95 + VAT
- Tenant Referencing: £75 + VAT per tenant
- Deposit Lodgement (TDS Custodial): £50 + VAT
- Inventory, Check‑in, Check‑out, Professional Cleaning: Price dependent on property size and specification — quoted individually
- Compliance Services (EPC, Gas Safety Certificate, EICR): Quoted individually at cost
All variable fees are confirmed in writing before instruction.

Other Permitted Fees
- Contract variation, novation, amendment or change of occupant (at tenant’s request): £50
- Interest on late rent: 3% above Bank of England base rate (applies after 14 days overdue)
- Lost keys or security devices: charged at actual replacement cost
